The cost of FHA Loans continues to rise.  Monthly Mortgage Insurance went up across the board on April 1st. On June 3rd, Monthly Mortgage Insurance on 30 Year Loans will no longer go away at 78%, it must be paid for the life of the loan.  15 Year Loans will also be affected in a number of ways, and will also have lifetime MI for any Loan to Value over 90%.  With a Variety of New Mortgage Insurance Options available to borrowers, Conventional Loans are starting to become a more viable option for first time buyers, and those who need to refinance out of FHA Loans.  Make sure your Mortgage Professional is familiar with all of these so you can get the most benefit for your individual situation.

 

Boulder Real Estate: Despite market activity, some listings not moving  The real estate market in Boulder and across the front range is buzzing with buyers waiting to snap up new listings as soon as they come on the market. The inventory of homes for sale is at the lowest point, it has been in most of our memories. But planting a for sale sign, does not guarantee a home will sell. Even with the low inventory across Boulder and the front range, there are “stale” listings sitting on the MLS, sitting while other homes in that same market are listed and sold.
